Commercial Loans


Commercial Term Loans

Short to medium-term installment or single-payment loans to aid with the funding of a business purchase or refinance, the purchase of equipment, inventory, vehicles, or other long-term working capital needs.

Commercial Mortgage Loans

Long-term financing to aid with the purchase or refinance of a commercial or investment property, including owner-occupied, speculative, or rental real estate. Bridge financing is also available for more short-term needs where funds may be needed to “bridge” between the sale and purchase of two properties.

Residential Rental Mortgage Loans

For the purchase or refinance of a residential rental property, or to utilize your equity in a residential rental to fund other cash or investment needs.

Commercial Land Loans

For the purchase or refinance of a lot or acreage for future commercial construction or for use with your business operation.

Commercial or Speculative Construction Loans

Financing is available for the construction of properties to be occupied by your business, speculative or rental commercial properties, multi-family or hospitality-related properties, single-family rental real estate and speculative homes. The local YVB draw process is quick and efficient, allowing for two draws per month and generally less than a 48-hour turnaround for invoices to be paid. Construction loans may also be utilized for the renovation of or improvement to existing structures.

Revolving Lines of Credit

Having a line of credit available can ensure that your business operates smoothly through growth, seasonality, and slow periods, by providing funds for operations and inventory purchases on a short-term basis prior to receiving cash from your sales or services. A line might also allow you to take advantage of special terms with your suppliers or business partners.

Letters of Credit

A letter of credit can provide the necessary surety to governmental agencies or private companies providing utilities, permitting, or other services or contracts to your business.

Government Loan or Guarantee Programs

Your purchase or refinance of a business, land, buildings or equipment may benefit from the application of a special government loan program. Yampa Valley Bank can help you to navigate through potential options to determine if one of the following may work for you:

Small Business Administration (SBA) Loans

  • YVB may work with the SBA within its 7(a) Loan Program to provide funding for business or capital purchases, or for long-term working capital needs. Advantages of the SBA 504 Loan have become evident to numerous YVB borrowers when purchasing owner-occupied commercial real estate with as little as a 10% investment into the purchase.

United States Department of Agriculture (USDA) and Colorado Housing and Finance Authority (CHFA)

  • YVB may work with one of these entities to obtain guarantees or other credit enhancements to provide your business with funding for owner-occupied commercial property acquisition, renovations and equipment purchases. Both entities provide programs specifically intended for rural businesses, allowing lenders to extend more credit than would typically be made available.

Agricultural Loans


Operating Lines of Credit

Annual funding for the purchase of livestock, feed, seed, and for the payment of other crop or livestock related costs.

Term Loans

Short to medium-term financing to provide for the purchase of livestock, machinery, equipment or other intermediate termed assets, or for restructuring of present loans or operations, with amortized or annual repayment available.

Real Estate Term Loans

Long-term financing for the purchase or refinance of agricultural real estate, to construct or repair buildings, or for long-term farmland soil and water conservation development.

External Loan or Guarantee Programs

USDA Farm Service Agency (FSA) Guarantees

  • Though Yampa Valley Bank will typically provide direct financing for our agricultural borrowers, we also have the ability to seek credit enhancement from the FSA in the form of guarantees to help us provide the financing requested.

Agri-Access® Agricultural Loan Program

  • YVB may partner with Agri-Access to provide long-term fixed rate loans for the purchase or refinance of farm and ranch properties.
